Project construction and revival work remain underway right now. Residential occupation has not started yet. However, commercial components like Max Towers already operate next door. They form part of the larger vision for this district.


Max Delhi One

Vision and master planning strategy

Max Delhi One is planned as a large, integrated campus. It sits in Sector 16B, Noida. Luxury residences, Grade-A workspaces, retail, hospitality, and social areas sit within one coordinated master plan. This planning aims to reduce long commutes. It supports daily needs within walking distance. The layout creates a self-sustained neighborhood that functions smoothly all day.


The layout arranges towers along the site edges. It also places them along key view corridors. Central parts of the land hold landscaped courts. These areas also contain vehicular circulation and drop-off zones. The planners carefully separated these features to support safety and comfort.


Main access points link directly to primary roads. These are near the DND Flyway and Noida Expressway. This design manages traffic more professionally. It also reduces congestion inside the campus.


Space planning and internal zoning

Space planning at Max Delhi One uses clear zoning. The plan separates residential, commercial, hotel, serviced components, and retail. All these parts sit inside one address. Residential towers sit deeper within the campus. This placement helps them gain relative privacy. Office towers and retail edges create a visible urban frontage. They define the main road and the Delhi–Noida gateway.


We structured internal movement carefully. Office users, guests, and residents move through different drop-offs and circulation paths. This design helps daily operations run more efficiently. The team placed service cores, basements, and back-of-house spaces thoughtfully. This placement allows building maintenance to happen more smoothly. It avoids disturbing people using the lobbies, open areas, or shared amenities.


Open spaces and landscape design

Open space design plays a major role in the urban feel of Max Delhi One. The project sits in a high-visibility, high-traffic location. This location is right at the edge of South Delhi and Noida. Landscaped courts, plazas, and podium-level greens aim to create a softer environment. This forms a more human-scale area between the tall towers. People can move, relax, and interact here more comfortably.


The project team reserved spaces between blocks for various purposes. These include walkways, seating pockets, and green buffers. Drop-offs are also included. These areas work as breathing zones. They contrast sharply with the surrounding road network and commercial belt. Roof terraces and podium decks will host club amenities and leisure spaces. Selected parts of the project contain these decks. They may also host F&B terraces. These areas beautifully frame city views. They also keep activity away from traffic noise at ground level.


Phase-wise development and revival strategy

Development of Max Delhi One follows a careful phase-wise strategy. The original Delhi One project had stalled previously. It moved into a revival process under Max Estates. Regulatory approvals and a planned investment of about ₹1,400 crore set a clear framework. This framework organizes several complex areas. It covers incomplete structures, earlier commitments, and new components. Max Estates uses this to create a realistic execution plan.


Max Estates is reconfiguring certain parts of the earlier scheme. They shifted some towers from residential to commercial use. Teams also redesigned hotel components to match current market demand. This ensures the product mix matches actual absorption patterns. The company accommodates existing buyers from the old phase. They use a structured plan in specific towers for this purpose. Max Estates carefully launches new inventory in phases. This helps construction progress more safely. It also makes cash flows stabilize more predictably.


Architectural language and urban aesthetics

Architectural intent at Max Delhi One focuses on a modern vocabulary. This uses glass and stone elements. The design aligns with Grade-A office expectations. It also matches luxury residential branding. The location is the Delhi–Noida gateway. Building forms, curtain wall systems, and façade treatments aim high. They present a continuous, internationally styled skyline along the DND approach. This significantly strengthens visibility. It also boosts brand perception for both workspaces and homes.


The campus uses a coherent design language. This applies across office towers, residential blocks, and retail edges. Consequently, the entire development reads as one integrated district. It does not look like scattered standalone buildings. Lighting design and entrance canopies receive careful attention. Water features and hardscape materials have also been selected precisely. These elements frame the towers beautifully at night. They also enhance the arrival sequences. This contrasts sharply with many conventional NCR projects. In those projects, parking and service areas often dominate the first visual impression.


Experience-led, mixed-use intent for future residents

Design intent drives the plan for Max Delhi One. It aims to give future residents a premium daily experience. Work, relaxation, dining, and social activity sit within short walking distances. Mixed-use planning and campus-scale amenities support premium pricing. They also drive strong leasing interest. This creates a more vibrant public realm, even during evenings and weekends.


The project progress remains in under-construction and revival mode. Bookings are open for interested parties. Commercial activity in the wider precinct is already active. End-users can reasonably expect an evolving, maturing urban environment. This will happen by the time residential occupation begins. This careful approach, when executed, can create a flagship city-edge destination. It smoothly connects Noida expressway corridor with South Delhi lifestyles.
